Gersthofen’s relentless growth necessitates an inward expansion, as outward development is constrained by the highway, railway, and river. On a centrally located courtyard site, a mixed-use complex has emerged with 4,250 m² of gross floor area: a civic meeting center featuring a multipurpose building, assisted living, retail spaces, and a diverse mix of rental apartments with generous terraces, balconies, or roof terraces.

With an urban density of 1.2—which will likely prove to be a pioneering benchmark—the building mass develops from the west along Kirchstraße, gently rising from three to five stories, marking the corner at the square, and then descending again in the same rhythm. Nevertheless, all parts are aligned with the scale and character of the surrounding neighborhood, continuing to evolve it with care. The podium is occupied by publicly accessible uses, with residential functions developed above.

A differentiated spatial sequence emerges: from the entrance courtyard with its bus stop to the neighborhood/access courtyard—with all entrances (neighborhood garage, social center, multipurpose room, residential front and courtyard buildings)—then through the slightly elevated residential courtyard featuring a loggia atrium, and finally to the topographically differentiated play courtyard (see axonometry). The neighborhood courtyard is distinguished by its historic paving, the long building wall (incorporating the natural ventilation of the neighborhood garage), and the shade-giving building tree. From here, one can also access the urban gardening area located on the upper floor for tenants, which—in addition to the greening of all roof surfaces—makes a valuable contribution not only to social life but also to a favorable microclimate and sustainability (compensating for sealed surfaces and reducing heat and water loads).

A distinctive feature is the design of the façade: a brick façade—with its own custom profile design—that is a completely maintenance-free, ventilated, and thermally insulated curtain façade intended to last for many decades. It is finished in a glossy, wavy white for the public areas and a sandy, fine-textured light brown for the residential areas, with a tactile refinement toward the top. This is an investment that, beyond fostering social diversity and offering a wide range of neighborly interactions, aims for a harmonious aging process together and, through its construction-technical typology, has been able to effortlessly accommodate changes in usage/apartments even during the construction process—and will likely continue to do so in the future.

Construction commenced in late summer 2019; the topping-out ceremony took place on July 31, 2020. On April 1, the first tenants moved into the garden house.
