The clients wanted to explore the potential of a prime downtown property in Rosenheim, which is currently almost entirely occupied by surface parking and located behind the successful Posthöfe complex.

Our vision expands the Posthöfe internally with additional ground-floor retail spaces that can be flexibly connected to the existing structure.

Along the service road, which features a new turnaround area, an access corridor extends across the first floor, also linked to the existing buildings. This thoroughfare, visibly accessible from the south, runs through to Salinplatz and is flanked by four elevated office buildings constructed in a timber modular system, supported on narrow concrete cores housing staircases and elevators.

The existing brick building of Telekom will be expanded into a hotel/boarding house, forming a cohesive block. The former technical annex, indented toward the courtyard, will be repurposed as a loft-style office space.

The new Salinbogen, reserved for pedestrians and cyclists, will connect Anton-Kathrein-Straße with Salinplatz. Residential buildings with ground-floor studios will line its southern stretch, leading to a striking new residential tower, which signals the arrival of the new district. At its base, a market hall-like community hub will serve as a weather-independent, year-round public space for the new neighborhood.

Sustainability & Economic Viability: With our proposed careful and adaptive approach, we embrace a deliberately restrained, parasitic agglutination strategy, preserving existing structures in their entirety while enabling versatile and incremental additions. We see this as our central contribution to the economic efficiency and sustainability of the overall project for decades to come.
