As part of a project partnership with the urban planners Ammann Albers StadtWerke (Zurich) and HinnenthalSchaar Landscape Architects (Munich), we were commissioned to develop the urban planning concept for an approximately 11-hectare area—currently predominantly used as landscape—in the western part of Germering’s urban core, at the transition from city to countryside. The associated legal plans (including the amendment of the land use plan [FNP] as well as the development plans for the property owners currently interested in building) are being prepared in collaboration with the urban planners from OPLA (Augsburg). The basis for this is also a framework plan for the entire area, which was also developed by us and adopted by the Germering City Council in September 2018.
In addition to a local supply center and childcare facilities (after-school care, kindergarten, and primary school), nearly 1,000 new apartments for around 2,300 residents could be developed in a car-free district in the coming decade, according to the urban planning design.
Die Typologie der Blockbebauung mit ruhigen und qualitätsvollen Innenhöfen für das direkte Wohnumfeld und die Nachbarschaft bilden ein bewährtes und funktionierendes Grundgerüst der urbanen Stadt. Das Land und die Fläche als eine der kostbarsten Ressourcen muss mit Augenmaß beplant und die Dichte wohlbedacht gewählt werden, um auch die folgenden Generationen vorausschauend zu berücksichtigen und im Sinne einer nachhaltigen Zukunft zu handeln.
Flächen, die im Regelfall nur Straßen und Stellplätzen aufnehmen und hierbei hochversiegelt und unattraktiv sind, können so begrünt und intensiv gestaltet werden. Sie dienen der Allgemeinheit als Aufenthaltsbereiche und verbessern die Qualität des gesamten Stadtumfeldes. Auch die bestehende Struktur von Germering wird davon profitieren. Neue Wegeverbindungen und Nachbarschaften entstehen.
