In the beginning, there was the legendary Café Brameshuber at Hauptstrasse 13, and next to it, the Marthabräu at House 11. Both had long stood vacant, in deplorable condition—with overgrown garden plots, outbuildings, and a truly dire state of disrepair. Due to their quirky, historically evolved boundaries, both properties were unbuildable at the time despite their relatively ample size; however, a cleverly orchestrated land swap suddenly changed everything.
A new owner acquired House 17 as well, and by negotiating a development plan with the city, secured building rights for the rear portion. This led to the creation of 30 new apartments “in between,” an expansive neighborhood garage, a generous semi-private and pleasantly landscaped inner courtyard positioned in a second row, and an entirely new connection between the main square and the livestock market.
The front houses (numbers 13, 15, and 17, which are individually listed monuments, and number 11, part of a protected ensemble) were meticulously restored in close coordination with the heritage preservation authorities and are now fully reactivated on all levels.
All in all, the transformation took 7 years.
