Only seven months after the official initiation of the development plan process, the Schönau am Königssee municipal council passed the statutory resolution for the „Wohnanlage Danklweg“ development plan in February 2023 and simultaneously approved the building permit application. The project is aimed at creating affordable housing. On an area of around 6,000 square meters in Hinterschönau, nine buildings with a total of 43 residential units—many intended for home ownership—are planned. Construction was scheduled to begin in the autumn of this year but is now on hold due to winter.
The search for the right concept in urban planning took some time and many discussions; after all, the property lies on the edge of an urban sprawl and demanded both a careful integration and an appropriate extension of the existing.
Numerous variants were considered, and ultimately, the decision was made to opt for the highly dense variant using individual houses. While this approach does not follow the current trend of longhouses/single-roofed structures, it offers, within a compact area, a multitude of qualities for all-around orientation that better meet the site’s conditions and the users’ needs.
Fitting the development onto the site—with a diagonal slope of 5 meters—was very challenging; nevertheless, the entire complex is completely barrier-free and, thanks to the winding pathway, also provides that semi-public space which is no longer taken for granted today.
